Terms & Conditions of Rental

1. Contract of Hire:
All bookings accepted by the owners are subject to these conditions which are deemed to have been accepted in full by the hirer and all persons in the party.

2. Smoking:
Smoking is not permitted anywhere in the apartment.

3. Confirmation:
Your booking is only confirmed on receipt of your booking deposit of 20% of the rental cost (minimum€100/£100.

4. What is Included:
The apartment rental price includes: The cost of water, electricity, heating, linen and towels. Towels must not be removed from the apartment.

5. What is Excluded:
The apartment rental price does not include any personal insurance, travel or transportation costs. Tourist tax (over 15s) of €1.20 per person per day is excluded.
Cleaning and laundry charges of €75 per stay is excluded.

6. Arrival/Departure Time:
The apartment will be available for occupation from 15:00 hrs to 19:00 hrs on the day of arrival, for other times for check in please email me. On the day of departure you must vacate the apartment by 10.00 hrs unless otherwise agreed with the owners.

7. Payment:
Your booking must be accompanied by a booking deposit of 20% of the rental cost (minimum €100/£100). The remaining balance including €75 final cleaning cost and €1.20 per adult per day Tourist Tax must be paid 8 weeks prior to the arrival date. If the booking is made 8 weeks or less before the arrival date it must be accompanied by full payment. If the final payment is not received by a clear 8 weeks prior to the arrival date, then the owners will consider that the hirer is in breach of the contract and entitled to cancel the booking.

8. Cancellation by tenant:
All cancellations of bookings must be in writing and notified to and received by the owners no later than 8 clear weeks before arrival, the full hire cost will be forfeited.

9. Cancellation by owners:
The owners reserve the right to cancel the booking at any time. If it is necessary to cancel your booking for any other reason than that of non-payment by you, any monies paid to us by you will be refunded in full. Compensation will not be paid, nor will any liability be accepted by the owners.

10. Occupation:
Only persons listed on the Booking Form may occupy the apartment. The apartment cannot be re-let to any other party without the written approval of the owners.

11. Max. no. of Occupants:
No more than 4 adults may occupy the apartment.

12. Damage to Apartment:
Except for normal wear and tear, the hirer will be responsible for making good any damage to the apartment or its contents which has occurred due to negligence, wilful damage, or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported without delay, to the owner. The cost of the repair or replacement must be agreed with and paid to the owners. An amount of €200/£200 is held against damage to the property, furnishings or for very excessive cleaning requirements - this will be added to your total amount to be paid 8 weeks prior to your holiday.

13. Damage retainer:
The €200/£200 refundable damage retainer will be returned to the hirer within 14 days of the return of the apartment keys, and upon confirmation from their local representative that there are no repairs or excessive cleaning necessary. Please note if the keys are not returned, or are lost, a payment of €50 will be retained.

14. Tenant's responsibilities:
The tenant is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. The hirer shall ensure that all rubbish is placed in the communal dustbin. Lights must be switched off before going out of the apartment at all times. Car parking - Your rental agreement allows you to only park in Car port No 12 either in the Underground car park or in the overground parking If you park in other car ports you may be asked to move.

15. Injury/Damage:
The owners take no liability for personal injury, loss or damage to personal effects howsoever arising during the booking period. The owners take no responsibility for cars and their contents which are parked in the allocated car port or parked around the apartment area.

16. Responsibilities:
The owners cannot be held responsible for any circumstances beyond their control, including but not limited to, mechanical breakdown, illness, or failure of any public service supply. The tenant who is responsible for the booking undertakes that no person will suffer anything to be done which would endanger the policy of the apartment owners’ insurance in respect of the apartment and its’ contents which might make the same void or voidable.

17. Final Cleaning:
Cleaning of bedding, towels & apartment is an extra cost to the rental price and is charged at a total of €75. A charge for excessive cleaning may also be made in exceptional circumstances and will be taken from the €200/£200 damage retainer.

18. Right of access:
The owners/housekeeper have the right of access to the property at any time with due regard to the convenience of the tenant for the purpose of inspection of the property and to carry out any essential repair or maintenance work.

19. Information:
All information supplied by the owners is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made and the owners are not liable for any variation however caused.

20. Pets:
Pets must not be taken into the apartment without prior arrangement with the owners.
